Commute Times from Keali'i

Keali'i sits in the heart of Ewa Beach, giving residents access to several major routes. Here's what you can expect for typical commute destinations:

Keali'i to Downtown Honolulu

  • Distance: ~20 miles
  • Morning rush (6:30-8:30 AM): 45-70 minutes via H-1
  • Off-peak: 25-35 minutes
  • Best route: Fort Weaver Road to H-1 East, or Kapolei Parkway to H-1

We won't sugarcoat it — the morning commute into town can be rough. But we've noticed that many of our Keali'i clients have adjusted their schedules or work hybrid, which makes a huge difference.

Keali'i to Kapolei

  • Distance: ~5 miles

NorthPark HOA Fee Structure

NorthPark homeowners pay into two associations:

  • NorthPark Association (AOAO): Approximately $160/month — This covers the maintenance and insurance for the NorthPark-specific common areas, landscaping within the subdivision, and community amenities.
  • Ewa by Gentry Community Association (EbGCA): Approximately $165/quarter (about $55/month) — This is the master association for the entire Ewa by Gentry development, covering the Gentry Community Center, community-wide parks, events, and shared infrastructure.

Combined, you're looking at roughly $215/month in total HOA fees. This is standard for newer developments in Ewa Beach and actually provides solid value when you consider what's included.

NorthPark AOAO Fees Include:

  • The Design Committee reviews applications and may request modifications

  • Do NOT start any exterior work before receiving written approval

Common projects that require approval include: landscaping changes, fence installation or modification, exterior painting, solar panel installation, room additions, patio covers, and driveway modifications.

How NorthPark HOA Compares

Compared to other newer developments in the area, NorthPark's combined HOA fees are competitive. Ho'opili developments have similar fee structures, and the value you get from the EbGCA programming and community center is hard to beat. Some older Ewa Beach neighborhoods have lower or no HOA fees, but they also don't have the community amenities and maintenance that comes with it.

When we help buyers compare neighborhoods, we always factor in HOA fees as part of the total monthly cost. Sometimes a home with slightly higher HOA fees but newer construction and better amenities ends up being the better long-term value.

  • Read the governing documents before closing — your agent should provide these during the transaction
  • Attend HOA meetings — stay informed about community decisions and upcoming changes

Austin's go-to is always the plate lunch spots — he can't pass up a good loco moco. Here's what's near NorthPark.

Grocery Stores Near NorthPark

You won't have to drive far for groceries. Here are the closest options:

  • Foodland (Ewa Town Center) — About 5 minutes from NorthPark on Fort Weaver Road. Full-service grocery with a good poke counter and local products.
  • Safeway (Laulani Village) — Also on Fort Weaver Road, roughly 5-7 minutes away. Larger store with a pharmacy and wider selection.
  • Foodland Farms (Ka Makana Ali'i) — About 10 minutes toward Kapolei. This is the premium Foodland experience with their in-store restaurant Mahi'ai Table and specialty items you won't find at other locations.
  • Costco (Kapolei) — Approximately 10-12 minutes from NorthPark. The usual Costco experience with gas station. Gets busy on weekends, so weekday mornings are your best bet.
  • Target (Ka Makana Ali'i) — For those quick grocery runs combined with everything else Target offers.

Ewa Town Center

This is the closest shopping center to NorthPark, located at the intersection of Fort Weaver Road and Renton Road. It's a straightforward neighborhood center with essentials:

  • Foodland grocery store
  • Longs Drugs (CVS)
  • First Hawaiian Bank
  • Genki Sushi
  • L&L Drive Inn
  • Ramen-Ya
  • Jamba Juice
  • The Coffee Bean & Tea Leaf
  • Subway
  • Great Clips

Nothing fancy, but it covers the basics and it's close. We send clients here all the time when they need a quick bite during house hunting.

Laulani Village

Just a block south of Ewa Town Center, Laulani Village is the larger shopping option with about 42 tenants. Anchored by Safeway, Ross, City Mill, Petco, and Walgreens, it's where you go for bigger shopping runs. Dining options lean heavily Asian with spots like Bangkok Chef, Golden Coin Chinese, Pearl's Korean BBQ, and Panda Express.

Ka Makana Ali'i

This is the big one. Ka Makana Ali'i in Kapolei is West Oahu's largest shopping center with over 100 stores and restaurants. It's about 10 minutes from NorthPark and has everything you'd expect from a major mall:

  • Major retailers: Macy's, H&M, Old Navy, Bath & Body Works, Sephora
  • Dining: The Cheesecake Factory, Moani Island Bistro, Dave & Buster's, Genki Sushi, multiple food court options
  • Entertainment: Consolidated Theatres (movies), various events throughout the year
  • Grocery: Foodland Farms at The Grove

We've taken our kids to Ka Makana Ali'i plenty of times. The outdoor layout is nice, parking is generally easy to find, and there's usually something going on — craft fairs, holiday events, or live music.

Local Restaurant Picks Near NorthPark

Here are some of the spots NorthPark residents frequent:

  • Hali'a by Side Street Inn — One of the newer additions to Ewa Beach dining. Great local-style food with generous portions.
  • Jolene's — A popular Ewa Beach spot for casual dining.
  • Kountry Style Kitchen — Classic Hawaiian plate lunch. Big portions, fair prices.
  • Honolulu Kitchen — Dim sum and Chinese food that locals love.
  • The Lookout Food & Drink — Located near the beach with sunset views and locally sourced island food.
  • Domo Domo — Japanese comfort food that's become a local favorite.

Kapolei Commons & Kapolei Shopping Center

A bit further west (about 12-15 minutes), you'll find additional big-box shopping at Kapolei Commons with Target, TJ Maxx, Ross, and Down to Earth for organic groceries. The Kapolei Shopping Center next door has Safeway, Chili's, Pizza Hut, and various services. Home Depot is right across the street for all your home improvement needs — and with a new home in NorthPark, you'll probably be making trips there.

What's Missing (And Where to Find It)

The west side has come a long way, but there are still some things you might need to head toward town for. High-end dining is limited — for special occasions, most residents head to Ko Olina for resort restaurants or make the drive to Honolulu. Specialty stores like Whole Foods or Trader Joe's aren't on the west side yet, though Down to Earth in Kapolei fills some of that gap.

That said, the shopping and dining landscape keeps improving. New restaurants and shops open regularly as the west side population grows, and NorthPark residents benefit from being positioned between the established Ewa Beach retail and the expanding Kapolei commercial district.

  • $750,000 home: ($750,000 - $120,000 exemption) = $630,000 taxable × $1.65/1,000 = approximately $1,040/year
  • $900,000 home: ($900,000 - $120,000) = $780,000 taxable × $1.65/1,000 = approximately $1,287/year
  • $1,100,000 home: ($1,100,000 - $120,000) = $980,000 taxable × $1.65/1,000 = approximately $1,617/year

Compare that to what you'd pay on a similarly priced home in California or Texas and you'll see why Hawaii's property taxes are one of the hidden perks of living here. The median property tax bill in Ewa Beach is around $2,353, which is actually close to the national median of $2,400 — but on homes worth far more than the national average.

Home Exemption Explained

The home exemption is the biggest tax break available to NorthPark homeowners. If you live in the property as your primary residence, you can claim a $120,000 exemption that gets subtracted from your assessed value before taxes are calculated.

To qualify, you need to:

  • Own and occupy the home as your primary residence
  • File for the exemption by September 30 for the following tax year
  • Not claim a home exemption on any other property

For homeowners 65 and older, the exemption increases to $160,000. There are additional exemptions for totally disabled veterans and other qualifying conditions.

The City and County of Honolulu reassesses property values annually. Your assessed value is based on the fair market value of your property as of October 1 of the prior year. Assessment notices are mailed in March, and property taxes are due in two installments: August 20 and February 20.

Wai Kai Lagoon

The Wai Kai complex in Ewa Beach is a newer entertainment and recreation destination just a short drive from NorthPark. It features a wave lagoon for surfing and water sports, restaurants, event spaces, and waterfront activities. It's become a popular weekend hangout for families and is adding to the overall lifestyle appeal of the Ewa Beach area.

Nearby Beaches

While NorthPark is an inland community, Ewa Beach's coastline is accessible within a 10 to 15 minute drive. Ewa Beach Park (also known as Oneula Beach Park) offers a sandy beach, picnic areas, and calm waters for family swimming. For more beach options, the Ko Olina lagoons are about 15 to 20 minutes west, and the White Plains Beach area near Kalaeloa is also popular with families.

One of the biggest questions we hear from buyers considering NorthPark by Gentry is about the commute. If you work in Downtown Honolulu, Pearl Harbor, or anywhere along the H-1 corridor, you want to know what you're getting into before you sign on a home in Ewa Beach.

We drive from Mililani across the island regularly for showings and closings, so we know Oahu traffic patterns from personal experience. We've also helped plenty of military families stationed at Joint Base Pearl Harbor-Hickam and Schofield Barracks find homes in the Ewa Beach area, and the commute conversation is always part of our planning process. Here's what you need to know about commuting from NorthPark.

NorthPark's Location Advantage in Ewa by Gentry

NorthPark sits at the northern edge of the Ewa by Gentry master-planned community, and that positioning matters for commuters. Being on the north side means you're closer to the H-1 Freeway on-ramp than residents who live deeper in the southern sections of Ewa by Gentry or Ho'opili. During morning rush hour, even a few minutes' head start on getting to the freeway can make a noticeable difference in your total drive time. When we're showing NorthPark homes to buyers who commute, this is one of the first things we point out.

Drive Times from NorthPark by Gentry

Here are approximate drive times from NorthPark during typical weekday conditions:

  • Joint Base Pearl Harbor-Hickam: 20 to 30 minutes (non-peak); 25 to 40 minutes (morning rush)
  • Downtown Honolulu: 35 to 45 minutes (non-peak); 50 to 70 minutes (morning rush)
  • Kapolei town center: 10 to 15 minutes
  • Ka Makana Ali'i mall: 5 to 10 minutes
  • Schofield Barracks: 25 to 35 minutes via H-1 and H-2
  • Honolulu Airport (Daniel K. Inouye): 25 to 35 minutes (non-peak)
  • Mililani: 20 to 30 minutes via H-1 to H-2
  • Ala Moana Center: 35 to 50 minutes depending on traffic

Morning eastbound traffic on H-1 from the Ewa Plain is the primary bottleneck. The merge points near Waiawa and the Kunia interchange tend to be the worst spots. If you can leave before 6:00 AM or after 8:30 AM, you'll notice a significant difference. The afternoon return trip heading westbound is generally smoother but can still back up between 4:00 PM and 6:00 PM.

Honolulu Skyline Rail Access from NorthPark

One of the biggest commute game-changers for NorthPark residents is the Honolulu Skyline rail system. Three stations are accessible from the NorthPark area:

  • Honouliuli Station (Ho'opili) — The closest station, located within the Ho'opili development. This station includes a 344-space free park-and-ride lot and is the most convenient option for NorthPark residents.
  • East Kapolei Station — Located near the UH West Oahu campus, another nearby option.
  • Kualaka'i Station — The western terminus of the current Skyline line in East Kapolei.

The Skyline currently runs from Kualaka'i east toward the Aloha Stadium area, with the full line eventually extending to Ala Moana Center in Honolulu. For commuters heading to Pearl Harbor, the airport, or points east, the rail offers a stress-free alternative to sitting in H-1 traffic. We've had clients tell us the rail has completely changed their daily routine — they read, catch up on email, or just relax instead of white-knuckling through the morning merge.

Alternative Routes and Commute Tips

Fort Weaver Road

Fort Weaver Road is the main surface street alternative to H-1 for getting in and out of Ewa Beach. It connects to H-1 near the Kunia interchange. During heavy freeway backups, some commuters use Fort Weaver as a bypass, though it has its own congestion during peak hours.

Farrington Highway

Farrington Highway runs through Kapolei and provides access to H-1 from the west. It's another route option depending on your destination.

Carpooling and HOV Lanes

The H-1 zipper lane (contraflow lane) operates eastbound in the morning and westbound in the afternoon, requiring three or more occupants. If you can carpool, the zipper lane significantly cuts commute times. The Kapolei Park-and-Ride lot near the H-1/H-2 merge is another option for vanpool riders.

Commuting to Military Bases from NorthPark

NorthPark is a strong choice for military families, particularly those stationed at Joint Base Pearl Harbor-Hickam, which is roughly 20 to 30 minutes away. The drive to Schofield Barracks takes about 25 to 35 minutes via H-1 to H-2. Camp Smith is approximately 25 to 35 minutes. We regularly work with military families PCSing to Oahu, and the Ewa Beach corridor — including NorthPark, Ka'ulu by Gentry, and Ho'opili — is one of the most popular areas for service members because of the combination of newer homes, reasonable pricing, and base proximity.

Is the NorthPark Commute Manageable?

Honestly, the commute from any Ewa Beach neighborhood to Downtown Honolulu during rush hour is going to take time — that's just the reality of living on the west side of Oahu. But NorthPark's position at the northern edge of Ewa by Gentry, combined with Skyline rail access and the H-1 on-ramp proximity, makes it one of the better-positioned neighborhoods in the area for commuters. If your workplace is at Pearl Harbor, Kapolei, or anywhere in West-Central Oahu, the commute from NorthPark is very reasonable.

Some NorthPark addresses may fall within the Keoneula attendance zone depending on the specific street, so it's worth confirming your zone before making an offer on a home.

Pohakea Elementary School

Pohakea Elementary is another option in the broader Ewa Beach area, located a bit further south toward the older sections of Ewa by Gentry. While most NorthPark homes are zoned for Holomua or Keoneula, Pohakea is worth mentioning because families sometimes request geographic exceptions, and it's a well-regarded school in its own right.

Ewa Makai Middle School

NorthPark students typically attend Ewa Makai Middle School for grades 7 and 8. Keaiwa Heiau State Recreation Area

Located in the hills above Aiea Heights, Keaiwa Heiau State Recreation Area is a 384-acre park that's home to the popular Aiea Loop Trail and an ancient Hawaiian healing temple (heiau). The park features camping areas, picnic pavilions, and lush Norfolk pine and eucalyptus groves. It's one of Aiea's top attractions and a peaceful retreat from the busier areas below.

Aiea Loop Trail

The Aiea Loop Trail is a 4.8-mile loop rated easy to moderate, starting and ending within Keaiwa Heiau State Recreation Area. The trail follows the ridge on the west side of Halawa Valley and offers views of Pearl Harbor, the Waianae Range, Diamond Head, and a unique perspective of the H-3 freeway cutting through the mountains. Allow 2.5 to 3 hours for the full loop. The trail can be muddy with exposed tree roots, so wear sturdy shoes.

Aiea Bay State Recreation Area

Situated along the banks of Pearl Harbor's East Loch, Aiea Bay State Recreation Area offers waterfront picnicking with views of Pearl Harbor and the Arizona Memorial.
