- NorthPark Association (AOAO): Approximately $160/month — This covers the maintenance and insurance for the NorthPark-specific common areas, landscaping within the subdivision, and community amenities.
- Ewa by Gentry Community Association (EbGCA): Approximately $165/quarter (about $55/month) — This is the master association for the entire Ewa by Gentry development, covering the Gentry Community Center, community-wide parks, events, and shared infrastructure.
Combined, you're looking at roughly $215/month in total HOA fees. This is standard for newer developments in Ewa Beach and actually provides solid value when you consider what's included.
What Your HOA Fees Cover
NorthPark AOAO Fees Include:
- Common area landscaping and maintenance within NorthPark
- Property insurance for common elements
- Street lighting within the subdivision
- Maintenance of NorthPark-specific amenities
- Reserve fund contributions for future repairs
Ewa by Gentry Community Association Fees Include:
- Thomas H. Gentry Community Center operations and maintenance

HOA Rules and Restrictions

- Applications are submitted through the EbGCA and reviewed by the Design Committee

- Vehicles must be parked in garages or designated parking areas — no street parking for extended periods
- Home businesses are allowed but cannot involve door-to-door solicitation or disrupt neighbors
- Trash bins must be stored out of sight except on collection days
- Noise restrictions apply, especially during evening hours
- Pets are allowed but must be leashed in common areas and waste must be picked up
Violation Process and Fines
The EbGCA takes covenant enforcement seriously. Here's how the process works:
- First notice: Written notification of the violation with a timeframe to correct it
- Second notice: If not corrected, a follow-up notice is sent
- Fine assessment: $100 fine if the violation remains unresolved
- Escalation: Fines can double to $200 every 28 days for continued violations
- Legal action: The association reserves the right to refer unresolved cases for legal action, with attorney fees charged to the homeowner
Homeowners can appeal violations and fines to the Covenants Committee in writing within 28 days of the notice. In our experience, most issues get resolved at the first notice stage — the association is reasonable as long as you respond and communicate.
Design Committee Approval Process
Planning to make changes to your home? Here's what to expect:
- Download the design application from the EbGCA website (ewabygentry.net)
- Submit with detailed plans, material specifications, and color samples
- The Design Committee reviews applications and may request modifications
- Once approved, you typically have a set timeframe to complete the work
- Do NOT start any exterior work before receiving written approval
Common projects that require approval include: landscaping changes, fence installation or modification, exterior painting, solar panel installation, room additions, patio covers, and driveway modifications.
How NorthPark HOA Compares
Compared to other newer developments in the area, NorthPark's combined HOA fees are competitive. Ho'opili developments have similar fee structures, and the value you get from the EbGCA programming and community center is hard to beat. Some older Ewa Beach neighborhoods have lower or no HOA fees, but they also don't have the community amenities and maintenance that comes with it.
When we help buyers compare neighborhoods, we always factor in HOA fees as part of the total monthly cost. Sometimes a home with slightly higher HOA fees but newer construction and better amenities ends up being the better long-term value.
