What Is Ho'opili and Why Is It One of Oahu's Biggest Developments?
Ho'opili is a master-planned community developed by D.R. Horton Hawaii, spanning approximately 1,550 acres in Ewa Beach and East Kapolei. When fully built out over the next 20 to 30 years, the community is planned to include roughly 11,750 homes. D.R. Horton acquired the land from the James Campbell Estate in 2006, and the Honolulu City Council approved the project in 2015. The first homes were completed in 2017, and the community has grown rapidly since then with multiple neighborhoods now open and occupied.
Ho'opili is designed as a transit-oriented development, meaning it is built around walkability, bike paths, wide sidewalks, and direct access to the Honolulu Skyline rail system. The vision is a complete community where residents can live, work, shop, and play without being entirely dependent on a car — a major shift for suburban Oahu.
Ho'opili Neighborhoods and Home Types
Currently Selling Neighborhoods
Ahakea (GenHomes) — Detached condo-style homes starting around $700,000 for two-bedroom units with approximately 880 square feet. These are among the most affordable new construction options at Ho'opili, with HOA fees around $142 to $150 per month. Homes in Ahakea have been selling quickly.
Pohaku Estates — A newer section of Ho'opili featuring multiple sub-neighborhoods:
- Kapili at Pohaku Estates — Townhomes with total HOA fees around $265 to $340 per month
- Molehu at Pohaku Estates — Single-family CPR homes with total HOA around $191 to $223 per month
- Noho Papa at Pohaku Estates — Single-family homes with HOA around $215 to $265 per month

Sold-Out Neighborhoods (Resale Market)
Several earlier Ho'opili neighborhoods are now sold out from the builder but available on the resale market. Ho'opili's master plan includes five new schools ranging from pre-kindergarten through high school. Currently, Ho'opili students attend schools in the Campbell-Kapolei complex, including Ho'okele Elementary and Honouliuli Middle School and Kapolei High School. Skyline Rail and Commuting From Ho'opili
One of Ho'opili's biggest advantages is direct access to Oahu's Skyline rail system. The Honouliuli Station is located within the community and includes a 344-space free park-and-ride lot. The station opened on June 30, 2023, and connects riders west to the Kualaka'i terminus and east toward Pearl Harbor, the airport, and eventually Ala Moana Center once the full line is complete. For drivers, Ho'opili is accessible via the H-1 Freeway and Farrington Highway with commute times of 35 to 50 minutes to Downtown Honolulu. Ho'opili is planned to include seven recreation centers with pools, over 200 acres of urban agriculture, multiple parks and playgrounds, wide sidewalks, and bike paths.
