We start the tour in our own neighborhood. We drive Marcus and Danielle through Mililani Town, past the rec centers, through the streets lined with plumeria trees, and into Mililani Mauka where the homes back up against the Ko'olau foothills. Danielle rolls down her window. "This feels like a real neighborhood," she says.

Mililani is a master-planned community with roughly 50,000 residents, split between Mililani Town (the original, established section) and Mililani Mauka (the newer hillside expansion). It is one of the most established communities on Oahu.

The Marcus and Danielle verdict: This is where Danielle says, "I could see us here." The wide streets, the established community feel, and the rec center check several boxes. The only hesitation is price. At $825,000 for a 3-bedroom single-family, it takes most of their approval. With no down payment on the VA loan, the monthly payment lands close to their BAH, but they'll want to confirm the full picture with their lender.

Ewa Beach & Kapolei — More Square Footage, With a Commute Tradeoff

We take H-1 west toward the second city. The landscape opens up. Marcus notices the newer construction, the wider lots, the shopping centers that look like they could be anywhere on the mainland. "These houses are bigger," Danielle says, scrolling through listings on her phone. "And the price points are different."

The Ewa Plain — which includes Ewa Beach, Kapolei, Ho'opili, and Ocean Pointe — is often the area buyers compare when they want more square footage for their VA loan dollar. Single-family homes that might cost $850,000 in Mililani may be $700,000–$750,000 out here. You may get more square footage, newer construction, and often a garage that fits two cars.

Why some military buyers compare Ewa Beach and Kapolei:

The tradeoff — and it's a real one:

    Schools in the Ewa and Kapolei area are improving but vary by zone. Some newer schools in Kapolei are well-regarded, but the area as a whole is more mixed.

Price range 2026: Single-family homes in Ewa Beach generally range from $650,000 to $850,000. Kapolei homes are similar. Townhomes in Ho'opili start around $550,000–$700,000.

Often considered by: Buyers who prioritize square footage and newer finishes and are open to a longer commute. Also a practical option if your spouse works in Kapolei or if you have connections at Pearl Harbor or Hickam.

The Marcus and Danielle verdict: Marcus is tempted. The homes are nice and the price difference is real. But when we drive the commute to Schofield during morning rush and it takes longer than expected, he shakes his head. "I did long commutes at Bragg. I don't want to do that again." Danielle agrees. If Marcus had orders to Pearl Harbor or Hickam instead of Schofield, Ewa Beach might be their top pick. For the 25th ID, the math doesn't work for them.

On Base vs. Off Base Near Schofield Barracks

Most families PCSing to Schofield weigh on-post housing against buying or renting off post in Mililani, Mililani Mauka, Wahiawa, or Waipio. On-post housing is convenient and managed for you, but waitlists are common and you build no equity during your tour. Buying off post with a VA loan lets you use BAH to build equity and gives you the option to keep the home as a Mililani-area rental after PCS.
