How to Choose the Right Neighborhood

Your choice should be driven by three main factors:

  • Duty station: Minimize your commute. Oahu traffic can be brutal during rush hour.
  • Budget: VA loans with zero down payment are a huge advantage. Know your BAH and what it can cover.
  • Family needs: Schools, childcare, activities, and community vibe all matter when you're away from extended family.

Frequently Asked Questions

What is the best neighborhood on Oahu for military families?

Mililani is widely considered the top neighborhood for military families on Oahu due to its proximity to Schofield Barracks, excellent schools, community amenities, and overall livability. However, the best choice depends on your duty station.

Can I use a VA loan to buy a home on Oahu?

Yes. VA loans are widely used on Oahu with zero down payment and competitive rates. The 2026 VA loan limit for Honolulu County is generous enough to cover most homes. See our VA Home Loan Guide for Oahu.

Should I buy or rent when PCS'ing to Hawaii?

If you plan to stay for at least 3 years and your BAH covers the mortgage, buying may be worth comparing to renting depending on your timeline, budget, and goals. Some military families choose to keep their Oahu home as a rental after PCS'ing, though results depend on market conditions, property type, and management costs.

What neighborhoods are closest to Schofield Barracks?

Mililani (10-15 min), Wahiawa (5-10 min), and Koa Ridge (10 min) are the closest neighborhoods to Schofield Barracks.

What neighborhoods are closest to Joint Base Pearl Harbor-Hickam?

Ewa Beach (15-20 min), Kapolei (20 min), Pearl City (10-15 min), Aiea (10-15 min), and Salt Lake (10 min) all offer easy commutes to JBPHH.

Mililani Real Estate Market Report — March 2026: Prices, Trends & What Buyers Should Know

Here's your monthly snapshot of the Mililani real estate market for March 2026. Whether you're thinking about buying, selling, or just keeping tabs on your home's value, this report covers the key numbers and trends you need to know.

Mililani Market Snapshot — March 2026

Metric Value
Median Home Value $868,324
1-Year Price Change -0.5%
Median Listing Price $546,500
Price Per Sq Ft $540
Median Days to Pending 29 days
Active Listings ~157 homes
Median Rent $2,875/month

Data sourced from Zillow and Realtor.com as of February 2026.

What's Happening in Mililani Right Now?

Mililani's market has stabilized compared to the rapid appreciation of previous years. Home values have seen a slight dip of about 0.5% year-over-year, which is actually good news for buyers who have been waiting on the sidelines. Homes are still moving at a reasonable pace — about 29 days to pending — which tells us demand remains healthy without the frenzied bidding wars we saw in 2022-2023.

For Buyers

If you've been watching Mililani, now is a solid window. With prices leveling off and inventory around 157 active listings, you have more options than you did a year ago. VA buyers stationed at Schofield Barracks or Wheeler Army Airfield will find Mililani especially attractive — it's a short commute, top-rated schools, and a family-friendly community with two rec centers, pools, and parks.

For Sellers

Pricing your home right is more important than ever. The days of listing high and expecting multiple offers above asking are behind us for now. Kapolei Property Tax Guide 2026: Rates, Exemptions, and What Homeowners Need to Know

Understanding property taxes is an important part of buying or owning a home in Kapolei. As part of the City and County of Honolulu, Kapolei properties follow Honolulu County's tax rates, classifications, and exemption programs. Here's what you need to know about property taxes in Kapolei for 2025–2026.

We're Kristy and Austin with Kristy & Austin Home Group at eXp Realty. We help buyers understand the full cost of homeownership, including property taxes, so they can make informed decisions. Call or text (808) 670-1548 with questions.

How Property Taxes Work in Kapolei

All properties in Kapolei are assessed and taxed by the City and County of Honolulu's Real Property Assessment Division. Property taxes are based on the assessed value of your property multiplied by the applicable tax rate per $1,000 of net taxable value. Tax rates vary depending on how the property is classified and whether you qualify for exemptions.

The fiscal year runs from July 1 to June 30. Tax payments are due in two installments: the first half is due August 20 and the second half is due February 20.

Honolulu County Property Tax Rates (FY 2025–2026)

The following rates are per $1,000 of net taxable value, effective July 1, 2025 through June 30, 2026:

Residential Classifications

  • Residential (Owner-Occupied)
    • Tier 1 (up to $1,300,000): $1.65
    • Tier 2 ($1,300,001 to $4,500,000): $1.80
    • Tier 3 (over $4,500,000): $5.75
  • Residential A (Non-Owner-Occupied)
    • Tier 1 (up to $1,000,000): $4.00
    • Tier 2 (over $1,000,000): $11.40
  • Residential (General): $3.50

Other Common Classifications

  • Commercial: $12.40
  • Industrial: $12.40
  • Agricultural: $5.70
  • Hotel and Resort: $13.90
  • Long-Term Rental
    • Tier 1 (up to $1,300,000): $2.95
    • Tier 2 ($1,300,001 to $3,000,000): $5.00
    • Tier 3 (over $3,000,000): $8.00

Home Exemption Program

The Home Exemption is one of the most valuable tax benefits for Kapolei homeowners. If you own and occupy your home as your primary residence, you can reduce your taxable value and qualify for the lower owner-occupied tax rate.

Exemption Amounts (2025–2026)

  • Under age 65: $120,000 deducted from assessed value
  • Age 65 and older: $160,000 deducted from assessed value

Eligibility Requirements

  • You must own and occupy the property as your primary residence
  • You must live in the home for at least 270 days per calendar year
  • Ownership must be recorded with the Bureau of Conveyances
  • You must file a Home Exemption claim by September 30 for the following tax year

Example Calculation

For a Kapolei home assessed at $900,000 with the standard $120,000 home exemption:

  • Net taxable value: $780,000
  • Owner-Occupied Tier 1 rate: $1.65 per $1,000
  • Annual property tax: approximately $1,287

Without the home exemption, the same property classified as Residential (general) at $3.50 per $1,000 would owe approximately $3,150 annually — a significant difference.

Appealing Your Assessment

If you believe your property's assessed value is too high, you can file an appeal with the Real Property Assessment Division. Appeals must typically be filed by January 15 for the upcoming tax year. The process involves submitting comparable sales data or other evidence supporting a lower valuation.

Property Tax Tips for Kapolei Buyers

  • File your Home Exemption early. The September 30 deadline applies to the following tax year, so file as soon as you close on your home.
  • Check the property's current classification. Make sure the property is classified correctly, especially if it was previously a rental or investment property.
  • Factor taxes into your budget. Hawaii's effective property tax rate is among the lowest in the nation (approximately 0.28% for Honolulu County), but assessed values on the west side have been rising with new development.
  • Review assessments annually. The county reassesses properties each year, and values can change based on market conditions and nearby sales.
