If you just received PCS orders to Oahu, congratulations — and take a deep breath. Moving your family to Hawaii is one of the most exciting assignments you'll ever get, but it also comes with a unique set of challenges that mainland moves simply don't prepare you for. As a former military spouse who has been through the PCS process and now helps families buy homes on Oahu every day, I want to share what I wish someone had told me before we made the move.

Start Your Housing Search Early

Oahu's housing market moves fast, and inventory can be tight — especially near the major installations. Whether you're heading to Joint Base Pearl Harbor-Hickam, Schofield Barracks, Marine Corps Base Hawaii in Kaneohe Bay, or Camp Smith, you'll want to start researching neighborhoods at least 3–4 months before your report date.

Many families assume they'll live on base, but wait lists can be long. Having a backup plan — or even deciding to purchase off-base — gives you far more flexibility and can actually be a smart financial move, especially if you plan to use your VA home loan benefit.

Your VA Loan Goes Further Than You Think

One of the biggest advantages military families have in Hawaii is the VA loan. With zero down payment required and no private mortgage insurance, it's one of the most powerful homebuying tools available. In Hawaii, the VA loan limit is generous enough to put many Oahu homes within reach.

What surprises most families is that buying can actually be more affordable than renting in many Oahu neighborhoods. Your BAH can often cover a mortgage payment, and instead of paying your landlord's mortgage, you're building equity for your family. When you PCS out, you can keep the property as a rental — Hawaii's rental market is incredibly strong.

Choosing the Right Neighborhood

Oahu is a small island, but each community has its own personality. Here are some popular areas for military families:

  • Mililani — A family-friendly planned community in Central Oahu with great schools, parks, and easy access to both Schofield and Pearl Harbor.
  • Kapolei — Oahu's "second city" on the west side, with newer construction and growing amenities. Close to Barbers Point and a reasonable commute to JBPHH.
  • Ewa Beach — Popular with military families for its affordable homes and neighborhood feel. Quick access to the base.
  • Kailua — On the Windward side, known for stunning beaches and a charming downtown. Ideal for MCBH families.
  • Aiea and Pearl City — Centrally located with easy highway access to multiple bases.
  • Kaneohe — Right next to MCBH with mountain views and a more local, laid-back vibe.

Hawaii BAH rates are among the highest in the country for a reason — the cost of living here is real. But that higher BAH also means you have more buying power than you might expect. Many E-6 and above families find that their BAH comfortably covers a mortgage on a single-family home or townhome in communities like Waipahu, Ewa Beach, or even newer developments in Ho'opili.
