Mililani Cost of Living Guide 2026: What to Expect When Moving to Central Oahu

Mililani Cost of Living Guide 2026: What to Expect When Moving to Central Oahu

Moving to Hawaii means adjusting to a higher cost of living than most places on the mainland. But within Oahu, Mililani offers one of the best values for families looking for quality neighborhoods, good schools, and community amenities without the premium prices of Honolulu or the North Shore.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty. As Mililani residents ourselves, we can give you an honest breakdown of what it actually costs to live here in 2026.

Housing Costs in Mililani

Housing is the single largest expense for most families in Mililani, just as it is across Hawaii. Here's what to expect in 2026:

Buying a Home

  • Single-family homes: Median prices in Mililani typically range from $850,000 to $1.1 million depending on the neighborhood, lot size, and condition. Mililani Mauka homes tend to be newer and priced slightly higher.
  • Townhomes: Prices generally range from $550,000 to $750,000 for 2-3 bedroom units in various complexes throughout Mililani Town.
  • Condos: More affordable entry points starting around $400,000-$550,000 for smaller units.

To see current listings and prices, visit our property search page or learn about the home buying process.

Renting

  • Single-family homes: $3,000-$4,500/month for a 3-4 bedroom home.
  • Townhomes: $2,400-$3,200/month for a 2-3 bedroom unit.
  • Condos: $1,800-$2,500/month for 1-2 bedrooms.

Property Taxes

One area where Hawaii actually saves homeowners money is property taxes. Hawaii has some of the lowest effective property tax rates in the nation. For a detailed breakdown of Mililani property tax rates, exemptions, and what you'll actually pay, see our Mililani Property Tax Guide 2026.

As a quick overview, owner-occupied homes in Mililani benefit from a homeowner exemption that significantly reduces the taxable value of your property. Most homeowners pay between $1,500-$3,000 annually in property taxes, which is far less than comparable mainland communities.

HOA and MTA Fees

Every property in Mililani is part of the Mililani Town Association (MTA), which charges annual fees for community maintenance and amenities. These fees are relatively modest and cover access to recreation centers, pools, parks, and community programs. Condo and townhome owners will also pay a separate project-specific HOA fee on top of the MTA assessment.

Grocery and Food Costs

Groceries in Hawaii cost roughly 50-60% more than the national average. Most food is shipped to the islands, which adds to the price. In Mililani, you have several grocery options:

  • Costco (Waipio): The go-to for bulk buying. A Costco membership is practically essential for Hawaii residents looking to save on groceries.
  • Safeway and Foodland: Both have locations convenient to Mililani. Foodland is a local chain with good sales on local products.
  • Don Quijote and Times Supermarket: Budget-friendly options with a good selection of Asian and local foods.

A typical family of four can expect to spend $1,200-$1,800/month on groceries depending on shopping habits. For more on where to shop and eat, check out our Mililani Shopping and Dining Guide.

Utilities

Hawaii has the highest electricity rates in the nation due to its reliance on imported fuel. Here's what to budget for utilities in Mililani:

  • Electricity: $200-$400/month depending on home size and air conditioning usage. Many Mililani homes at higher elevations benefit from trade winds and can reduce AC costs.
  • Water/sewer: $80-$150/month for a typical household.
  • Internet: $60-$90/month for high-speed service from Spectrum or Hawaiian Telcom.
  • Gas: Most Mililani homes use electric appliances, so gas costs are minimal or nonexistent.

Total utility costs for a family typically run $400-$700/month. Solar panels are increasingly popular in Mililani and can dramatically reduce electricity bills.

Transportation

Most Mililani residents rely on personal vehicles. Gas prices in Hawaii are among the highest in the country, typically $4.50-$5.50 per gallon. For commute times and transportation options, see our Mililani Commute Guide.

  • Car insurance: $150-$250/month per vehicle.
  • Gas: $200-$350/month for a typical commuter.
  • Vehicle registration: Based on vehicle weight, typically $200-$400 annually.

Childcare and Education

Mililani has excellent public schools, which saves families the cost of private education. For details on school options, see our Mililani Schools Guide.

  • Preschool/daycare: $1,000-$1,800/month per child for full-time care.
  • After-school programs: $300-$600/month. The MTA rec centers offer affordable after-school options.
  • Public schools: Free, with minimal supply and activity fees.

Healthcare

Hawaii has a unique employer mandate that requires most employers to provide health insurance. Healthcare costs are generally in line with or slightly above national averages. Mililani residents have access to medical facilities in the area, with major hospitals like Wahiawa General and Pali Momi in nearby communities. Military families can access Tripler Army Medical Center.

Recreation and Entertainment

Living in Mililani means access to world-class outdoor recreation at minimal cost. The MTA recreation facilities are included with your community fees, and Hawaii's beaches, hiking trails, and natural attractions are free.

Budget items to consider:

  • MTA rec center activities: Included with MTA fees or minimal additional cost.
  • Kids sports leagues: $100-$300 per season.
  • Dining out: Restaurant meals cost 20-30% more than mainland averages. A dinner for two at a mid-range restaurant runs $60-$100.

Monthly Cost of Living Summary for a Family of Four

Here's a realistic monthly budget for a family of four living in Mililani in 2026:

  • Housing (mortgage or rent): $2,800-$4,500
  • Groceries: $1,200-$1,800
  • Utilities: $400-$700
  • Transportation: $500-$800
  • Childcare (if applicable): $1,000-$1,800
  • Insurance (auto, home): $300-$500
  • Entertainment/dining: $300-$600

Estimated total: $6,500-$10,700/month depending on lifestyle, housing choice, and family needs.

How Mililani Compares

While these numbers may seem high compared to mainland cities, Mililani is considered one of the more affordable areas on Oahu for the quality of life it provides. Compared to Honolulu, Kailua, or Hawaii Kai, you get more home for your money and access to excellent community amenities.

The trade-off for the higher cost of living is obvious: you're living in Hawaii. Year-round warm weather, beautiful beaches minutes away, a tight-knit community, and a lifestyle that prioritizes family and outdoor living.

Mililani Military PCS Guide 2026: Housing, BAH, Schools, and Base Access for Service Members

Mililani Military PCS Guide 2026: Housing, BAH, Schools, and Base Access for Service Members

If you're a military service member receiving PCS orders to Hawaii, Mililani is one of the most popular off-base housing choices on Oahu. Located in central Oahu between Schofield Barracks and Joint Base Pearl Harbor-Hickam, Mililani offers a family-friendly community with excellent schools, parks, and convenient base access.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty. As a military-connected family living in Mililani, we've helped dozens of PCS families find the right home in this community. Here's everything you need to know about making Mililani your next duty station home.

Why Military Families Choose Mililani

Mililani consistently ranks among the top communities for military families stationed on Oahu. The combination of central location, quality schools, and community amenities makes it ideal for families with children. The neighborhood feels like a mainland suburb with the benefits of island living.

Key advantages for military families include proximity to multiple bases, homes that typically fall within BAH rates, top-rated public schools, and a strong sense of community with many other military families already living here.

Base Commute Times from Mililani

One of the biggest factors for PCS families is the commute to their assigned base. Here's what to expect from Mililani:

  • Schofield Barracks / Wheeler Army Airfield: 10-15 minutes. The closest major installation to Mililani, making it the top choice for Army families stationed here.
  • Joint Base Pearl Harbor-Hickam: 25-40 minutes depending on traffic. The H-2 freeway connects directly, but morning rush hour can add time.
  • Marine Corps Base Hawaii (Kaneohe Bay): 35-50 minutes via the H-3 freeway. A longer commute but still manageable.
  • Camp Smith: 20-30 minutes south on the H-2 and H-1.
  • Tripler Army Medical Center: 20-30 minutes via H-2 south to the Moanalua Freeway.

Commute times vary significantly based on time of day. Leaving before 6:00 AM or after 8:30 AM can cut your drive time considerably.

2026 BAH Rates and What You Can Afford in Mililani

Hawaii BAH rates are among the highest in the country, which helps offset the higher cost of living. For 2026, Oahu BAH rates for service members with dependents range from approximately $2,700-$4,200+ per month depending on pay grade.

In Mililani, this BAH generally covers:

  • E-5 to E-7 with dependents: Sufficient for a 2-3 bedroom townhome or condo. Monthly rents for townhomes typically range from $2,400-$3,200.
  • E-8 to E-9 with dependents: Comfortable range for a 3-bedroom single-family home or larger townhome. Expect $3,000-$3,800/month.
  • O-1 to O-3 with dependents: Can afford most 3-bedroom single-family homes and many 4-bedroom options. Budget $3,200-$4,200/month.
  • O-4+ with dependents: Full range of single-family homes including larger properties. $3,800-$5,000+/month.

Many families find they can live in Mililani at or near their BAH rate without significant out-of-pocket housing costs. To explore current listings that match your BAH, visit our home buying page or search available properties.

Mililani Schools for Military Kids

Schools are a top priority for PCS families, and Mililani delivers. The community is served by highly rated public schools in the Hawaii Department of Education system:

  • Elementary Schools: Mililani Ike, Mililani Mauka, Mililani Waena, and Mililani Uka elementary schools all serve the community. These schools consistently perform above state averages.
  • Middle School: Mililani Middle School serves the entire community and offers a strong academic program with various extracurricular activities.
  • High School: Mililani High School is one of the most respected public high schools on Oahu with strong academics, athletics, and JROTC programs.

Hawaii public schools operate on a year-round modified schedule, which differs from most mainland schools. The school year typically starts in late July or early August. Military families should plan their PCS timing accordingly.

Housing Options in Mililani: Rent vs. Buy

Military families in Mililani typically choose between renting and buying, and both options have merit depending on your tour length and financial goals.

Renting in Mililani

Renting is the most common choice for 2-3 year PCS tours. Rental inventory includes single-family homes, townhomes, and condos. Most landlords in Mililani are familiar with military leases and will include a military clause allowing early termination with PCS orders.

Buying in Mililani

For families on longer tours (3+ years) or those planning to keep a property as an investment, buying can make financial sense. VA loans with zero down payment make purchasing accessible, and Mililani has historically shown steady appreciation. Many military families purchase during their tour and convert to rental properties when they PCS out.

Whether you decide to rent or buy, we can help you navigate the process. Learn more about the home buying process or selling your Mililani home when it's time to PCS.

The Mililani Town Association (MTA) and Military Families

Every homeowner in Mililani pays fees to the Mililani Town Association (MTA), which manages the community's recreation centers, pools, parks, and other amenities. If you're renting, your landlord pays the MTA fees, but you still get access to the facilities.

MTA amenities that military families especially appreciate include multiple swimming pools, recreation centers with fitness equipment, tennis and basketball courts, community events and activities for kids, and parks and walking trails throughout the community.

Tips for a Smooth PCS to Mililani

  • Start your housing search early. Begin looking 60-90 days before your report date. Good rentals in Mililani go fast.
  • Get pre-approved for your VA loan if you're considering buying. This puts you in a stronger position in a competitive market.
  • Consider temporary lodging. TLA (Temporary Lodging Allowance) can cover hotel costs while you search. Don't rush into a lease sight unseen.
  • Ship one car initially. Shipping two vehicles takes time, and Mililani is manageable with one car while you get settled.
  • Connect with the Mililani military community. Facebook groups for military families in Mililani are excellent resources for local tips and recommendations.

Work with a Military-Friendly Real Estate Team

Navigating Hawaii real estate during a PCS can feel overwhelming, but you don't have to do it alone. We specialize in helping military families find the right home in Mililani and across Oahu. We understand BAH budgets, VA loans, military clauses, and the unique timeline pressures of a PCS move.

Mililani HOA and MTA Guide 2026: Fees, Rules, Amenities, and What Homeowners Need to Know

Mililani HOA and MTA Guide 2026: Fees, Rules, Amenities, and What Homeowners Need to Know

If you're buying a home in Mililani, understanding the Mililani Town Association (MTA) is essential. The MTA functions as the community's homeowners association and is one of the things that makes Mililani unique on Oahu.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty. As Mililani homeowners and MTA members ourselves, we can give you a firsthand perspective on what the association provides and what it costs.

What Is the Mililani Town Association (MTA)?

The Mililani Town Association is the master community association that manages common areas, recreation facilities, and community standards for Mililani Town and Mililani Mauka. Nearly every homeowner in Mililani is a member of the MTA, and membership is mandatory when you purchase a home in the community.

The MTA is separate from any individual condo or townhome HOA. If you buy a condo or townhome in Mililani, you may pay both an MTA fee and a separate project-specific HOA fee. Single-family homeowners typically pay only the MTA fee.

MTA Fees: What You'll Pay

MTA fees are assessed annually to every property in the Mililani community. The fee amount varies slightly depending on whether your property is in Mililani Town or Mililani Mauka, and the property type. The fees are relatively modest compared to what you'd pay for equivalent private amenities elsewhere on Oahu.

What's Included in MTA Fees

  • Recreation center access — Multiple rec centers with pools, sports courts, and community rooms
  • Pool maintenance and lifeguards — Year-round swimming at several locations
  • Park and common area maintenance — Greenbelts, walking paths, and landscaping
  • Community events and programs — Holiday celebrations, fitness classes, youth activities
  • Security patrols — Community security services
  • Administrative services — Architectural review, community communications, rule enforcement

When you compare the MTA fee to the cost of a gym membership, pool club, and community activity programs, most homeowners find it's an excellent value. Learn more about all the recreation options in our Mililani Parks & Recreation Guide.

MTA vs. Individual HOA Fees

This is an important distinction that confuses many buyers new to Mililani:

MTA Fee (Everyone Pays This)

Every property in Mililani pays the MTA fee. This covers the community-wide amenities described above. Single-family homeowners typically only pay this one fee.

Project HOA Fee (Condos and Some Townhomes)

If you buy a condo or townhome in Mililani, your specific project likely has its own HOA on top of the MTA fee. This project HOA covers building maintenance, project-specific amenities, insurance for common elements, and reserves for major repairs. Project HOA fees vary widely depending on the age, size, and amenities of the specific complex.

When budgeting for a Mililani purchase, make sure you account for both fees if applicable. Your total monthly obligation could include MTA dues plus project HOA dues plus property taxes.

MTA Rules and Architectural Guidelines

Like any HOA, the MTA has community rules and architectural guidelines designed to maintain property values and neighborhood character.

Exterior Modifications

Any changes to the exterior of your home — including paint colors, fencing, landscaping, additions, solar panels, and structural changes — require approval from the MTA Architectural Committee before work begins. The approval process is straightforward but does require submitting plans and waiting for review.

Yard and Property Maintenance

The MTA requires homeowners to maintain their yards, keep properties clean and in good repair, and follow landscaping guidelines. Overgrown yards, visible storage, and deferred maintenance can result in notices from the association.

Parking and Vehicles

Rules cover street parking, commercial vehicles, recreational vehicles, and inoperable vehicles. The specifics vary by area, so review the current guidelines for your section of Mililani.

Rentals and Leasing

Mililani generally allows homeowners to rent their properties, which is one reason the community is popular with investors. However, there may be minimum lease terms and registration requirements. If you're buying as an investment property, verify the current rental rules before closing.

How the MTA Affects Home Values

The MTA is actually a significant positive for Mililani property values. The well-maintained common areas, consistent community standards, and excellent recreation amenities all contribute to the community's desirability. Buyers are willing to pay more for homes in well-managed communities, and Mililani's MTA has a strong track record of responsible management.

Tips for Buyers: MTA Due Diligence

  • Request the MTA disclosure documents before closing. Your agent should obtain these as part of the transaction.
  • Check for any outstanding violations. Make sure the property doesn't have unresolved MTA violations.
  • Understand both fees if buying a condo. Get clarity on the MTA fee and the project HOA fee.
  • Review the architectural guidelines before planning renovations. Know what's allowed before making offers.
  • Ask about upcoming special assessments. Check whether the MTA or project HOA has major projects planned.

Understanding the MTA is part of understanding the full cost of buying a home in Mililani. If you have questions about MTA fees or rules for a property you're considering, contact us and we'll get you the details.

Mililani Parks and Recreation Guide 2026: Pools, Trails, Sports, and Community Activities

One of the biggest reasons families love living in Mililani is the incredible parks and recreation system. The Mililani Town Association (MTA) manages a network of recreation centers, pools, parks, and programs that rival communities many times its size.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty, and as Mililani residents raising our family here, we use these facilities regularly. This guide covers everything available to Mililani residents.

Mililani Town Association Recreation Centers

The MTA operates several recreation centers throughout the community, each offering pools, sports courts, gathering spaces, and activity programs. As a Mililani homeowner, your MTA dues give you and your family access to all of these facilities.

Rec Center 1 (Mililani Town)

Located in the heart of original Mililani Town, Rec 1 features a swimming pool, basketball courts, tennis courts, a playground, and a community hall. It's one of the most popular gathering spots for families and hosts regular community events throughout the year.

Rec Center 2 (Mililani Town)

Rec 2 offers additional pool facilities, a fitness area, and sports courts. It serves the central portion of Mililani Town and is a convenient option for residents in that area.

Rec Center 3 (Mililani Town)

Rec 3 provides another set of pool and recreation facilities, helping distribute amenities across the community so that no matter where you live in Mililani Town, you're close to a rec center.

Rec Center 5 (Mililani Mauka)

The Mililani Mauka recreation center serves the newer upper portion of the community. It features a pool, playground, basketball courts, and community gathering spaces. Mauka residents particularly appreciate having their own dedicated facility.

Swimming Pools

Mililani's multiple community pools are a major perk for residents. Each rec center has its own pool facility, and they're open year-round thanks to Hawaii's warm climate. Pool access is included with your MTA membership — no additional fees required. This is a significant value compared to private swim club memberships elsewhere on Oahu.

Parks and Walking Trails

Mililani is designed with green spaces woven throughout the community. In addition to the rec center grounds, you'll find neighborhood pocket parks, playgrounds, and walking paths connecting different sections of the community. The tree-lined streets and maintained landscaping give the entire community a park-like feel.

Popular outdoor spots include walking and jogging paths along the main corridors, multiple playground areas for younger children, open green spaces for picnics and informal sports, and community gardens in select areas.

Sports and Athletics

Mililani offers organized sports leagues and programs for kids and adults through the MTA and other community organizations. Youth sports are particularly popular, with leagues for basketball, soccer, baseball, and more. The Mililani schools also offer strong athletics programs at the middle and high school levels.

Community Events and Programs

The MTA hosts regular community events including holiday celebrations, movie nights, craft fairs, and seasonal activities. These events help build the strong sense of community that Mililani is known for. For families with kids, the rec centers offer after-school programs and summer activities at affordable rates.

Why Recreation Matters for Real Estate

Mililani's recreation amenities are a key part of what makes the community attractive to buyers and supports property values. The MTA facilities are included with the modest annual MTA fees, making them an exceptional value. For military families on PCS, these amenities help make the transition to island life smoother and give kids an instant community to plug into.

If you're considering a move to Mililani, the recreation system is one of the things that sets this community apart. Contact us to find a home near the rec center or park that matters most to your family.

Mililani Property Tax Guide 2026: Rates, Exemptions, and What Homeowners Need to Know

Understanding property taxes is essential when buying a home in Mililani. Hawaii's property tax system works differently than most mainland states, and knowing how it applies to your situation can save you thousands of dollars each year.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty, and as Mililani homeowners ourselves, we've navigated these taxes firsthand. This guide explains everything you need to know about property taxes for Mililani homes.

How Hawaii Property Taxes Work

In Hawaii, property taxes are administered by the City and County of Honolulu for all of Oahu, including Mililani. The tax year runs from July 1 through June 30, with payments due in two installments: August 20 and February 20.

Your annual property tax is calculated by multiplying your property's assessed value by the applicable tax rate per $1,000 of assessed value. The assessed value is determined by the City's Real Property Assessment Division and may differ from the market value or your purchase price.

Current Tax Rates for Mililani Homes

Honolulu County uses different tax rates depending on how the property is classified. The classifications that apply to most Mililani homeowners include:

Residential (Owner-Occupied)

This is the most common classification for Mililani homeowners who live in their property as their primary residence. The residential rate is one of the lowest on Oahu, making owner-occupied homes significantly cheaper to own from a tax perspective.

Residential A

This classification applies to properties valued above a certain threshold that do not have a homeowner exemption. Investment properties and second homes in Mililani may fall into this category with a higher rate.

Hotel and Resort / Commercial

These rates apply to short-term rental properties and commercial uses. If you're considering an investment property in Mililani, understanding which classification applies is important for your financial projections.

The Homeowner Exemption

Hawaii offers a generous homeowner exemption that significantly reduces your taxable property value. If you live in your Mililani home as your primary residence, you can claim this exemption which removes a substantial amount from your assessed value before the tax rate is applied.

To qualify, you must file the exemption with the City and County of Honolulu by September 30 for the following tax year. This is one of the first things you should do after closing on your new home.

What Mililani Homeowners Typically Pay

Thanks to Hawaii's relatively low residential tax rate and the homeowner exemption, most owner-occupied homes in Mililani have annual property tax bills between $1,500 and $3,000. This is considerably lower than what you'd pay for a similarly valued home in most mainland states.

For example, a Mililani home assessed at $900,000 with the homeowner exemption might pay approximately $2,000-$2,500 in annual property taxes. Compare that to a similarly valued home in Texas or New Jersey where you might pay $15,000-$20,000+ annually.

This tax advantage is an important factor in the overall cost of living in Mililani and helps offset higher housing prices.

Property Taxes for Different Property Types

In Mililani, different property types have different tax considerations:

  • Single-family homes: Most straightforward — apply for homeowner exemption and enjoy the low residential rate.
  • Townhomes and condos: Same exemption benefits, but note that your assessed value includes only your unit, not common areas. HOA/MTA fees are separate from property taxes.
  • Investment properties: Higher tax rates apply without the homeowner exemption. Factor this into your rental income calculations.

For current property listings and prices, check out our Mililani Real Estate Market Guide or search available homes.

Tips for Managing Your Property Taxes

  • File your homeowner exemption immediately after closing on your home. Don't miss the September 30 deadline.
  • Review your assessment annually. If your assessed value seems too high, you can appeal it through the Board of Review.
  • Budget for semi-annual payments. If your mortgage includes an escrow account, your lender will handle payments. Otherwise, set aside funds for August and February.
  • Understand reassessment. When you purchase a home, the assessed value may be adjusted to reflect the sale price, which could change your tax bill.

Property Taxes and Your Home Purchase

When you're buying a home in Mililani, we help you understand the full picture of ownership costs including property taxes, MTA and HOA fees, insurance, and maintenance. For military families using VA loans, property taxes are typically included in your monthly mortgage escrow payment.

If you're selling your Mililani home, property taxes will be prorated at closing based on the date of sale.

Off-peak: 25-30 minutes via H-2 South to H-1 East. Morning rush (6:30-8:30 AM): 45-70 minutes depending on traffic and accidents. The merge from H-2 onto H-1 is the primary bottleneck. Afternoon return is typically 40-60 minutes between 3:30-6:00 PM.

Mililani to Pearl Harbor / Joint Base Pearl Harbor-Hickam

Off-peak: 15-20 minutes. Rush hour: 25-40 minutes. This is one of the most convenient military commutes on Oahu, making Mililani extremely popular with military families on PCS orders. The base is a straight shot down H-2 to H-1.

Mililani to Kapolei / Second City

Off-peak: 20-25 minutes via H-2 South to H-1 West. Rush hour: 30-45 minutes. With Kapolei growing as a secondary urban center, this reverse commute is becoming more common and is generally lighter traffic than heading toward Honolulu.

Mililani to Schofield Barracks / Wheeler Army Airfield

Off-peak: 10-15 minutes. Rush hour: 15-20 minutes. Schofield is just north of Mililani, making this one of the shortest military commutes available.

Mililani to Kaneohe (Marine Corps Base Hawaii)

Off-peak: 30-35 minutes via H-2 South to H-1 East to H-3. Rush hour: 45-60 minutes. The H-3 freeway through the Koolau Mountains is a scenic drive but can add time during peak hours.

Mililani to North Shore

Off-peak: 20-30 minutes via Kamehameha Highway. Rush hour: 25-35 minutes. Weekend traffic to the North Shore beaches can be heavier than weekday commute traffic.

Tips for Reducing Your Commute Time

  • Leave early: Departing before 6:00 AM can save 20-30 minutes on a Honolulu commute.
  • Flexible schedules: If your employer offers flexible hours, shifting your start time even 30 minutes can make a big difference.
  • Use Waze or Google Maps: Real-time traffic apps help you avoid accidents and find alternate routes when H-2 is backed up.
  • Consider carpooling: The H-1 has HOV lanes during peak hours that can significantly speed up the Honolulu commute.

Public Transportation

TheBus (Oahu's public transit system) serves Mililani with routes connecting to the Aloha Stadium transit center and other hubs. However, most Mililani residents rely on personal vehicles for their daily commute. The Skyline rail project, when fully completed, will provide a connection from the Aloha Stadium area to various points along the H-1 corridor, potentially offering a park-and-ride option for Mililani commuters heading toward town.

How Commute Factors into Your Home Decision

When buying a home in Mililani, your commute should be a key consideration. Homes in different parts of Mililani can have slightly different commute experiences. Mililani Mauka homes sit higher on the hill and may add 5-10 minutes to reach the freeway compared to homes in lower Mililani Town near the H-2 on-ramp.

Mililani Schools Guide 2026: Elementary, Middle, and High Schools for Families

One of the top reasons families choose Mililani is the quality of its public schools. Whether you're moving to Oahu for a PCS, buying your first home, or upgrading to a larger property for a growing family, understanding the school options in Mililani is essential to making the right real estate decision.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty, and we live in Mililani with our own kids in the local school system. This guide covers every public school serving the Mililani community so you can make an informed choice about where to buy.

Elementary Schools in Mililani

Mililani is served by several public elementary schools, each with its own attendance zone. Which school your child attends depends on your home address, so knowing the boundaries matters when you're house hunting.

Mililani Waena Elementary

Located in the heart of Mililani Town, Waena serves a large portion of the original Mililani community. The school has a strong parent volunteer base and offers a range of programs typical of well-supported Hawaii DOE schools. Homes in the Waena zone are primarily established single-family residences and townhomes built in the 1970s through 1990s.

Mililani Uka Elementary

Uka serves the upper portion of Mililani Town and parts of Mililani Mauka. The campus is well-maintained and benefits from an active PTA. Homes in this zone tend to be slightly newer, particularly those in the Mauka section, and often command a small premium due to the school's reputation.

Mililani Mauka Elementary

Serving the newer Mililani Mauka community, this school opened to accommodate the population growth from the Mauka development. The campus and facilities are among the newest in the area. Homes here are generally 1990s-2000s construction with more modern floor plans.

Kipapa Elementary

Kipapa serves the lower portion of Mililani Town closer to the H-2 freeway. The school has a dedicated staff and offers a welcoming environment. Homes in this zone tend to be among the more affordable options in Mililani, making it popular with first-time buyers.

Mililani Ike Elementary

Ike serves the central-west portion of Mililani Town. The school is known for its community involvement and consistent academic performance. The surrounding neighborhood offers a mix of single-family homes and townhome complexes.

Mililani Middle School

All Mililani elementary schools feed into Mililani Middle School, which serves grades 6-8. The school offers a comprehensive academic program along with various extracurricular activities including sports, arts, and academic clubs. Its central location makes it accessible from all parts of the Mililani community.

Mililani High School

Mililani High School is one of the most respected public high schools on Oahu. The school consistently performs above state averages academically and has strong athletics programs. Notable features include a well-regarded JROTC program, competitive sports teams, and a variety of AP and honors courses. The school's reputation is a significant factor in Mililani's real estate values.
