We're Kristy and Austin with Your Oahu Home Team, brokered by eXp Realty. We live in Mililani and have worked with buyers across many segments of the Oahu market — from first-time VA loan purchases to multimillion-dollar estates in Lanikai, Portlock, and Kahala. Luxury real estate on Oahu is about more than price. It's about understanding each neighborhood's character, how to navigate off-market opportunities, and what it can take to close in some of Oahu's tightly held coastal neighborhoods.
Instead of a generic overview of luxury neighborhoods, we want to walk you through what this process can look like for a local buyer. Meet Jason.
Meet Jason: A Local Professional Considering a Move to Lanikai
Jason Kahele is a 42-year-old born-and-raised Oahu resident. He grew up in Kailua, graduated from Kalaheo High School, and earned his law degree from the University of Hawai‘i. He's now a partner at a mid-size Honolulu law firm specializing in commercial real estate. His wife, Malia, runs a boutique interior design studio in Kailua town. They have two kids — a 10-year-old daughter, Leilani, and a 7-year-old son, Kai — plus a golden retriever named Nalu.
For the past eight years, Jason and Malia have owned a 3-bedroom home in Enchanted Lake, which they purchased for $850,000 in 2018. Recent comps suggest a current value around $1.25 million, though every home's value depends on its specific condition, timing, and market activity. They've been paying down their mortgage, saving consistently, and watching the Lanikai market for years. Jason grew up surfing at Lanikai Beach and has long thought about living there one day.
In January 2026, Jason and Malia decide it's time to look. Their financial position supports the move, and a rare Lanikai listing is about to hit the market. They call us.
This guide follows Jason and Malia through every step — from deciding to sell their Enchanted Lake home to closing on a Lanikai property. If you're a local resident considering a move into one of Oahu's tightly held neighborhoods, this is one example of what the journey can look like.
Understanding Oahu's Luxury Neighborhoods: Lanikai, Portlock & Kahala
Before we get into Jason and Malia's buying process, let's clarify what makes Oahu's top-tier neighborhoods different from each other — because the right fit depends on your lifestyle, not just your budget.
Lanikai — A Tightly Held Beachfront Enclave
Location: Windward Oahu, within Kailua. A small residential loop between Kailua Beach Park and Waimanalo.
Price range: $2.5M–$15M+ for single-family homes. Oceanfront estates regularly list above $7M. Hillside homes with Mokulua Island views typically start around $2.5M–$4M.
The vibe: Lanikai is a tightly held residential neighborhood with no commercial businesses, no through-traffic, and recognizable views of the Mokulua Islands offshore. Lanikai Beach is widely known and frequently photographed. Homes here come to market less often than most Oahu neighborhoods — many transactions happen off-market.
What buyers tend to value: Privacy, natural beauty, and limited inventory. Lanikai is walkable to Kailua town's restaurants and shops while feeling distinct from town. There are roughly 350 homes in the entire neighborhood, so when a property lists it tends to draw broad attention.
What you should know: Lanikai has no sidewalks, limited street parking, and narrow roads. Flood zone considerations apply to some properties. The neighborhood is in a Special Management Area (SMA), which adds a layer of permitting for renovations or new construction. Working with an agent who understands these nuances matters.
Portlock — Oceanfront Estates on Oahu's East Side
Location: East Honolulu, within Hawaii Kai. A gated and semi-gated enclave along the southeastern coastline between Hanauma Bay and Maunalua Bay.
Price range: $3M–$19M+. Portlock is home to some of the largest residential lots on Oahu, with oceanfront estates featuring private shoreline access.
The vibe: Established East Honolulu enclave. Larger estates on oversized lots with dramatic ocean frontage. Quieter and more secluded than Kahala, with a raw, natural coastline. Many homes have private tide pools and direct reef access. The neighborhood often appeals to buyers who value space, privacy, and ocean views without the urban energy of Honolulu.
What buyers tend to value: Lot sizes, privacy, and coastline. Portlock lots can exceed 10,000 square feet — some are over 20,000. For buyers who want an estate feel with genuine oceanfront living, Portlock is a frequent comparison. It's also close to Hawaii Kai's shopping, restaurants, and Costco.
What you should know: Portlock is in a flood zone, and oceanfront properties require appropriate insurance. Some areas have rocky shoreline rather than sandy beach. The community has a mix of long-time residents and newer buyers.
Kahala — Honolulu's Established Luxury Address
Location: East Honolulu, between Diamond Head and Hawaii Kai. Adjacent to the Kahala Hotel & Resort.
Price range: $2M–$20M+. Beachfront properties along Kahala Avenue are among the higher-priced residential real estate in Hawaii.
The vibe: Kahala is one of Honolulu's most established residential neighborhoods. Tree-lined streets, manicured properties, and proximity to Kahala Mall. It has the feel of a long-established residential enclave with ocean breezes and Diamond Head views.
What buyers tend to value: Location and convenience. Kahala is minutes from downtown Honolulu, Waikiki, and the University of Hawai‘i while maintaining a residential feel. The Kahala Hotel adds a resort-adjacent lifestyle that's distinctive on Oahu.
Why This Matters for Local Buyers
Unlike mainland luxury markets where you can tour a dozen properties in a weekend, Oahu's top neighborhoods have very limited inventory. Lanikai might see 15–25 sales per year. Portlock often fewer. Timing, relationships, and local market knowledge play a larger role here than in many other segments of Oahu real estate.
Jason and Malia know this. That's why they called us early — before a property even hit the MLS.
Step 1: Assess Your Financial Position & Selling Strategy (January 2026)
Jason and Malia's first move isn't looking at Lanikai listings — it's understanding exactly where they stand financially. Buying into Oahu's higher tier requires more planning than a standard home purchase.
We sit down with them and run through the numbers:
- >
Current home value:
- ~$1.25M (Enchanted Lake, purchased at $850K in 2018) >
Remaining mortgage:
- ~$620,000 >
Estimated equity:
- ~$630,000 >
Additional savings:
- $400,000 in liquid assets >
Combined household income:
- ~$420,000/year >
Target purchase price:
- $3M–$4M (hillside Lanikai with Mokulua Island views)
With their equity and savings, Jason and Malia can put down 20–25% on a $3.5M property — but only if they sell their Enchanted Lake home first or secure a bridge loan. We discuss both options.
Option A: Sell first, then buy. Cleanest financial path. They sell Enchanted Lake, set aside the equity, and make a stronger offer on a Lanikai property with no contingency. The risk: Lanikai homes can move quickly, and they could miss their window while waiting for their sale to close.
Option B: Bridge loan. A short-term loan that lets them access their equity before selling. More expensive but provides flexibility to act quickly when the right Lanikai property comes up. In Oahu's luxury market, speed often matters.
Jason and Malia choose Option B. Their lender — a local jumbo loan specialist we connected them with — approves them for a bridge loan that lets them make a non-contingent offer. This can be a meaningful competitive advantage in a market where sellers don't want to wait for a buyer's home
