What Is Koa Ridge?

Koa Ridge is a master-planned community located in Central Oahu, situated between Mililani and Waipio. After more than 20 years of planning and development, Castle & Cooke broke ground in 2017 and has been steadily releasing new neighborhoods ever since. The community is projected to include approximately 3,500 homes when fully built out, with a mix of single-family homes, townhomes, duplexes, condominiums, senior housing, and affordable units. About 30 percent of the homes are designated as affordable housing per City and County of Honolulu guidelines.

The vision for Koa Ridge goes beyond just homes. The master plan includes a village center with shops, restaurants, and services, a planned elementary school, a healthcare campus, parks, a community center, and the 7.5-mile Ho'ala Trail connecting the entire community by foot and bike. Castle & Cooke designed Koa Ridge so that daily needs are within walking or biking distance for many residents.

Koa Ridge Neighborhoods and Floor Plans

Koa Ridge is not one neighborhood but several distinct communities within the master plan, each designed for different buyers and budgets. Here is a breakdown of what is currently available or recently completed.

Nanea at Koa Ridge

Nanea is one of the more popular single-family series at Koa Ridge. These are detached single-family condominium homes with 3 to 4 bedrooms and living areas ranging from approximately 1,314 to 2,228 square feet. Nanea homes feature attached two-car garages, private yards, open floor plan layouts, modern kitchens, and vaulted ceilings in select floor plans. Nanea III brought this series back due to strong buyer demand. HOA fees for Nanea run approximately $50 per month for the neighborhood association plus the $67 per month master association fee.

Best for: Buyers who value more interior space and a private yard at Koa Ridge.

Waioha at Koa Ridge

Waioha offers detached single-family condominium homes with 2 to 4 bedrooms. These homes feature 9-foot ceilings, split AC systems, enclosed garages, smart home features, and energy-efficient design. Waioha II is the latest release in this series, with pricing ranging from approximately $958,500 to $1,200,000. HOA fees are approximately $117 per month combined.

Luana at Koa Ridge

Luana features paired homes (duplexes) with 3 bedrooms and living areas ranging from approximately 1,110 to 1,396 square feet. These can be a practical option for buyers who want a newer home with a bit more space than a townhome at a lower price point than the detached Nanea series.

Ke'olu at Koa Ridge

Ke'olu is the newest condominium townhome series at Koa Ridge and part of the City and County affordable housing program. These are 1 to 3 bedroom units with prices currently ranging from approximately the $480s to the $650s. Buyers must meet income eligibility requirements at or below 120 percent of Area Median Income. HOA fees range from approximately $378 to $600 per month depending on unit size. Ke'olu units come with a buyback restriction period of up to 10 years.

Best for: Income-qualified first-time buyers and local buyers looking for a more accessible entry point into homeownership.

Lau Le'a at Koa Ridge

Lau Le'a is one of the more recent additions, offering smaller condominium units from studios to 2 bedrooms starting from the mid $300,000s. These compact, efficient floor plans are designed for singles, couples, and smaller households entering the market at a more accessible price point.

Malina at Koa Ridge

Malina was the first affordable housing series at Koa Ridge, featuring townhomes with 1 to 3 bedrooms and approximately 487 to 1,079 square feet of living area. This neighborhood is now complete with all owners moved in. Malina reflects Castle & Cooke's commitment to providing 30 percent of Koa Ridge homes at affordable price points.

Koa Ridge HOA Fees and What They Cover

Koa Ridge has a layered HOA structure common in large master-planned communities. All homeowners pay a master association fee to the Koa Ridge Owners Association of approximately $67 per month, which covers maintenance of common areas, landscaping, upkeep of the Ho'ala Trail, community center spaces, neighborhood parks, common area lighting, reserve fund contributions, and association management.

In addition to the master fee, each neighborhood has its own sub-association fee. For example, Nanea homeowners pay approximately $50 per month on top of the master fee, while Ke'olu condominium owners pay between $378 and $600 per month depending on unit size. Waioha HOA fees run approximately $117 per month combined. When budgeting for a Koa Ridge home, factor in all layers of HOA fees along with your mortgage, property tax, and insurance. Confirm current fee amounts directly with the developer or HOA at the time of purchase.

Koa Ridge vs Mililani vs Ho'opili

Buyers often compare Koa Ridge to other Oahu communities. Here is a quick comparison to help you think through the differences:
