Kahuina Kakaako HOA Fees 2026: What Homeowners Need to Know About Maintenance Fees and Rules

Understanding HOA fees is one of the most important steps when buying a condo at Kahuina in Our Kaka'ako. These monthly maintenance fees directly impact your budget and cover essential building services. As agents who help buyers navigate Kaka'ako condo purchases, Austin and I put together this guide to Kahuina's HOA fees, what they cover, and how they compare in 2026.

Kahuina's Estimated HOA Fees

Kahuina consists of two towers — Lamakū (market-rate) and Māmalu (HHFDC affordable) — each with its own maintenance fee structure calculated per square foot of living area.

Lamakū Tower (Market Residences)

  • Rate: Approximately $1.09 per square foot
  • 1-bedroom (~649–663 sq ft): ~$707–$723/month
  • 2-bedroom (~944–1,053 sq ft): ~$1,029–$1,148/month
  • 3-bedroom (~1,336 sq ft): ~$1,456/month

Māmalu Tower (HHFDC Affordable Residences)

  • Rate: Approximately $0.91 per square foot
  • 1-bedroom (~507–526 sq ft): ~$461–$479/month
  • 2-bedroom (~706–711 sq ft): ~$642–$647/month
  • 3-bedroom (~1,075 sq ft): ~$978/month

Note: Lanai square footage is generally not included in the maintenance fee calculation. Only living area square feet count.

What Do HOA Fees Cover?

While the exact breakdown for Kahuina will be detailed in the condo documents, HOA fees at new Kaka'ako buildings typically cover:

  • Building insurance: Master policy for the structure and common areas
  • Water and sewer: Common area and often individual unit water usage
  • Trash removal: Building-wide waste and recycling services
  • Common area maintenance: Lobbies, hallways, elevators, and parking garage upkeep
  • Amenity maintenance: Pool, spa, fitness center, recreation rooms, BBQ areas, and outdoor spaces
  • Landscaping: Grounds and common area plantings
  • Security: Building security systems and personnel
  • Reserve fund contributions: Savings for future major repairs and replacements
  • Management fees: Professional property management services
  • Elevator maintenance: Regular servicing of the building's elevator systems

How Kahuina Compares to Other Kaka'ako Condos

To put Kahuina's fees in perspective, here's how they stack up against other newer buildings in the area:

  • The Collection: ~$0.95–$1.10/sq ft
  • Ke Kilohana: ~$0.85–$1.00/sq ft
  • 'A'ali'i (Ward Village): ~$0.90–$1.05/sq ft
  • Koa Ridge (for comparison): ~$0.45–$0.65/sq ft

Kahuina's fees are in line with other new construction in Kaka'ako. The slightly lower rate at Māmalu Tower is notable and makes the affordable units even more attractive from a monthly cost perspective.

What's NOT Covered by HOA Fees

It's important to understand what you'll still need to budget for separately:

  • Electricity: Your individual unit's electric bill (HECO)
  • Internet and cable: Personal internet and TV service
  • Interior maintenance: Repairs inside your unit (appliances, fixtures, flooring)
  • HO-6 insurance: Your personal condo insurance policy covering interior contents and liability
  • Parking: Additional parking stalls beyond what's included may have separate fees

Tips for Buyers

  1. Budget for increases: HOA fees typically increase 2–5% annually as operating costs rise. Plan for this in your long-term budget.
  2. Review the reserve study: A healthy reserve fund (ideally 70%+ funded) means the building is well-prepared for future repairs and less likely to issue special assessments.
  3. Read the condo documents: The CC&Rs (Covenants, Conditions & Restrictions), house rules, and bylaws will outline everything from pet policies to renovation rules.
  4. Ask about special assessments: These are one-time charges for unexpected repairs. New buildings like Kahuina benefit from a developer warranty period that reduces this risk early on.
  5. Consider total monthly cost: Add your mortgage payment, property taxes, HOA fees, insurance, and utilities together to get your true monthly housing cost.

Our Take

Kahuina's HOA fees are competitive for new construction in Kaka'ako, especially at Māmalu Tower where the $0.91 per square foot rate keeps monthly costs manageable. For the amenities you're getting — 10th-floor pool deck, fitness center, recreation rooms, BBQ areas, and more — the value is solid. Just remember to factor HOA fees into your total monthly budget alongside your mortgage and property taxes so there are no surprises.

Kahuina Kakaako Property Tax Guide 2026: Rates, Exemptions, and What Buyers Need to Know

If you're considering buying a condo at Kahuina in Our Kaka'ako, understanding Honolulu property taxes is essential for planning your monthly costs. As agents who work with Kaka'ako buyers regularly, Austin and I put together this guide to help you understand exactly what to expect for property taxes at Kahuina in 2026.

Honolulu Property Tax Rates for 2025–2026

Honolulu County sets property tax rates annually based on how the property is classified. For the fiscal year July 1, 2025 through June 30, 2026, the key rates that apply to Kahuina buyers are:

  • Residential (Owner-Occupied with Home Exemption): $3.50 per $1,000 of net taxable value
  • Residential A Tier 1 (Investment/No Exemption, first $1M): $4.00 per $1,000
  • Residential A Tier 2 (Investment/No Exemption, above $1M): $11.40 per $1,000
  • Hotel and Resort (Short-term rental): $13.90 per $1,000

Your classification depends entirely on how you use the property. If Kahuina is your primary residence and you file for the home exemption, you'll enjoy the lowest rate at $3.50 per $1,000.

The Home Exemption: Your Biggest Tax Savings

The Home Exemption is one of the most valuable tax benefits available to Honolulu homeowners. It reduces your property's assessed value before taxes are calculated:

  • Under age 65: $120,000 exemption
  • Age 65 and older: $160,000 exemption

To qualify, you must:

  1. Own and occupy the property as your primary residence (at least 270 days per year)
  2. Have ownership recorded at the Bureau of Conveyances
  3. File the exemption by September 30 preceding the tax year

Once approved, the exemption takes effect on July 1 of the following tax year. The good news is you only need to file once — it automatically renews each year unless your circumstances change.

Estimated Property Taxes at Kahuina

Let's look at what buyers at Kahuina can expect to pay in annual property taxes. We'll use both the Lamakū Tower (market-rate) and Māmalu Tower (HHFDC affordable) price points.

Lamakū Tower (Market Residences) — With Home Exemption

  • 1-bedroom (~$700,000): ($700,000 - $120,000) × 0.0035 = approximately $2,030/year (~$169/month)
  • 2-bedroom (~$900,000): ($900,000 - $120,000) × 0.0035 = approximately $2,730/year (~$228/month)
  • 3-bedroom (~$1,300,000): ($1,300,000 - $120,000) × 0.0035 = approximately $4,130/year (~$344/month)

Māmalu Tower (HHFDC Affordable) — With Home Exemption

  • 1-bedroom (~$628,000): ($628,000 - $120,000) × 0.0035 = approximately $1,778/year (~$148/month)
  • 2-bedroom (~$700,000): ($700,000 - $120,000) × 0.0035 = approximately $2,030/year (~$169/month)
  • 3-bedroom (~$800,000): ($800,000 - $120,000) × 0.0035 = approximately $2,380/year (~$198/month)

Note: HHFDC buyers are required to owner-occupy, so you will qualify for the residential rate with home exemption.

Investment Property Tax Scenario

If you purchase a market unit in Lamakū Tower as an investment property without a home exemption, the taxes increase significantly under the Residential A classification:

  • 1-bedroom ($700,000): $700,000 × 0.004 = $2,800/year
  • 2-bedroom ($900,000): ($1,000,000 × 0.004) + ($0 Tier 2) = $3,600/year
  • 3-bedroom ($1,300,000): ($1,000,000 × 0.004) + ($300,000 × 0.0114) = $7,420/year

That three-bedroom example shows a difference of over $3,000 per year compared to the owner-occupied rate — a significant consideration for investors.

How to Look Up Your Property Tax Assessment

You can check any property's assessed value and tax classification through the City and County of Honolulu Real Property Assessment Division website. Once Kahuina units are completed and assessed (expected late 2029), you'll be able to search by address or TMK number to see your exact assessment.

Important Deadlines to Remember

  • September 30: Deadline to file for the Home Exemption for the following tax year
  • August 20: First-half property tax payment due
  • February 20: Second-half property tax payment due

Missing the September 30 deadline means waiting an entire year before your exemption takes effect, so mark your calendar.

Our Take

One of the advantages of buying at Kahuina as your primary residence is that Honolulu's owner-occupied property tax rate is among the lowest in the nation. Combined with the home exemption, your annual property taxes on a one-bedroom condo could be under $170 per month. For HHFDC buyers in Māmalu Tower, the numbers are even more favorable. Just remember to file your home exemption by September 30 after closing — it's one of the easiest ways to save hundreds of dollars every year.

Have questions about buying at Kahuina or want help estimating your total monthly costs? Reach out to us anytime — we'd love to help you run the numbers.

Kahuina Kakaako Commute Guide 2026: Drive Times, Transit, and Getting Around Our Kakaako

One of the biggest questions we get from buyers considering Kahuina in Our Kaka'ako is about the commute. As agents who live and work on Oahu, Austin and I know the traffic patterns inside and out. Here's what you need to know about commuting from Kahuina in 2026.

Driving from Kahuina to Key Destinations

Kahuina is located on the block bounded by Coral, Cooke, Pohukaina, and Auahi Streets — right in the heart of Kaka'ako. You'll have easy access to Ala Moana Boulevard, Ward Avenue, and quick connections to the H-1 Freeway. Here are typical drive times:

  • Downtown Honolulu: 5–10 minutes (off-peak) / 10–20 minutes (rush hour)
  • Waikiki: 5–10 minutes (off-peak) / 15–25 minutes (rush hour)
  • Pearl Harbor / JBPHH: 15–25 minutes (off-peak) / 30–45 minutes (rush hour)
  • Daniel K. Inouye International Airport: 10–20 minutes
  • University of Hawaii at Manoa: 10–15 minutes
  • Ala Moana Center: 3–5 minutes

Rush Hour Reality Check

The great thing about living in Kaka'ako is that you're already in the urban core. Many of the grueling commutes that West Side and Central Oahu residents deal with simply don't apply to you. Morning rush on the H-1 typically builds between 6:00 and 8:30 a.m., and afternoon traffic can start as early as 3:00 p.m.

If you work downtown, in Waikiki, or at Ala Moana, your commute from Kahuina will be short and manageable even during peak hours. Commuting westbound toward Pearl City or Kapolei means you'll typically be going against the heaviest morning traffic flow.

Public Transit Options

Our Kaka'ako has solid public transit access:

  • TheBus: Multiple routes stop near Kahuina along Ala Moana Boulevard, Cooke Street, and surrounding streets, including routes 6, 19, 20, 42, 60, 65, and 67
  • Waikiki Trolley: The Red Line serves the Ward Village area nearby
  • Skyline Rail: Segment 2 now operates from East Kapolei to Middle Street. Future segments will extend service closer to Kaka'ako, providing a congestion-free commute to West Oahu. New rapid bus lines (A Line, W Line) connect Skyline stations to Kaka'ako and Waikiki.

Biking and Walking

One of the best things about Kahuina is walkability. Our Kaka'ako is designed with pedestrians in mind, and you'll be steps from SALT at Our Kaka'ako, restaurants, shops, and parks — all without needing a car.

  • Biki Bikeshare: Multiple stations throughout Kaka'ako for easy biking to Ala Moana, downtown, or Waikiki
  • Protected bike lanes: The city continues expanding bike infrastructure in the area
  • Walk to the beach: Ala Moana Beach Park and Kaka'ako Waterfront Park are within walking distance

Parking at Kahuina

Kahuina will include a 9-story parking structure with 1,294 stalls for both residential and commercial use, including 8 EV charging stations. This is well above the parking ratios of many other Kaka'ako developments.

Our Take

Kahuina's central Kaka'ako location is a major advantage for commuters. Whether you work downtown, in Waikiki, or even at Pearl Harbor, you're starting your drive from one of the most connected spots on the island. The walkability, transit access, and proximity to Ala Moana Center make it hard to beat for convenience. For a comparison with nearby Ward Village, check out our Launiu Commute Guide.

Is Haleiwa a Good Place to Live? What You Need to Know in 2026

Is Haleiwa a good place to live? The short answer is yes, for the right person. Haleiwa offers a lifestyle that is hard to find anywhere else on Oahu, blending world-class natural beauty with a tight-knit community and a relaxed pace of life. But it is not the right fit for everyone. Here is what you need to know to decide if Haleiwa is the right place for you and your family.

We're Kristy and Austin Nakamura of Your Oahu Home Team brokered by eXp Realty. We live in Mililani and help people find their ideal home on the North Shore. Call or text (808) 670-1548 with questions.

The Lifestyle

Living in Haleiwa means waking up near some of the most beautiful beaches in the world. The town has a distinctly local, surf-culture vibe with colorful shops, casual restaurants, and a community that values outdoor living and connection to the land. If you are looking for a place where you can surf before work, hike on weekends, and know your neighbors by name, Haleiwa delivers.

Who Thrives in Haleiwa

Haleiwa is an excellent fit for remote workers, retirees, outdoor enthusiasts, and families who prioritize nature and community over urban convenience. Surfers, artists, and people drawn to a slower pace of life are especially well-suited to the North Shore lifestyle. Military families stationed at nearby bases also find Haleiwa to be a desirable residential option.

The Community

One of Haleiwa's greatest strengths is its sense of community. The town is small enough that regulars at the local coffee shop and farmers market become familiar faces quickly. Schools emphasize community involvement, local events bring people together, and there is a genuine sense of looking out for one another that can be hard to find in larger towns.

Housing and Affordability

The biggest challenge of living in Haleiwa is cost. With average home values around $1.67 million and limited rental inventory, housing is expensive. However, compared to other premium coastal communities on the mainland like Malibu or Montecito, Haleiwa's property tax rates are significantly lower thanks to Hawaii's homeowner exemptions. For buyers with the budget, the value proposition is strong given the lifestyle and natural setting.

Schools and Families

Haleiwa has two public elementary schools, Haleiwa Elementary and Sunset Beach Elementary, both of which offer small class sizes and strong community ties. For middle and high school, students attend Waialua High and Intermediate. Families seeking private school options can look to St. Michael School in Waialua or schools in greater Honolulu. Read our full Haleiwa schools guide for details.

Things to Do

Boredom is not an issue in Haleiwa. Between the beaches, hiking trails, Waimea Valley, local dining, farmers markets, art galleries, and seasonal surf competitions, there is always something happening. The Polynesian Cultural Center, Turtle Bay Resort, and countless outdoor activities are all within easy reach. See our full list of things to do in Haleiwa.

The Commute Factor

If your job requires commuting to Honolulu, the drive can be 45 minutes to 1.5 hours each way depending on traffic. This is the most common reason people hesitate about moving to Haleiwa. However, the rise of remote work has made Haleiwa much more accessible for professionals who previously would have needed to live closer to the city.

Safety and Weather

Haleiwa is generally a safe community with low crime rates. The North Shore does receive more rainfall than drier areas of Oahu like Kapolei, and winter months bring large surf that can cause occasional beach erosion and road impacts. Understanding flood zones and seasonal conditions is important for homebuyers, and a knowledgeable local agent can help you navigate these factors.

Our Verdict

Haleiwa is one of the most special places to live on Oahu. It offers a lifestyle that balances natural beauty, community, and culture in a way that few places can match. If you can manage the cost of living and either work remotely or accept the commute, Haleiwa rewards its residents with a quality of life that is truly unique.
