Understanding property taxes is essential when buying a home in Ho'opili. Hawaii's property tax system works differently than most mainland states, and knowing how it applies to your situation can save you thousands of dollars each year.

We're Kristy and Austin with Kristy & Austin Home Group at eXp Realty, and as local real estate professionals who help buyers and sellers in Ho'opili and West Oahu, we've put together this guide to help you understand everything you need to know about property taxes for Ho'opili homes.

How Hawaii Property Taxes Work

In Hawaii, property taxes are administered by the City and County of Honolulu for all of Oahu, including Ho'opili in Ewa Beach. The tax year runs from July 1 through June 30, with payments due in two installments: August 20 and February 20.

Your annual property tax is calculated by multiplying your property's assessed value by the applicable tax rate per $1,000 of assessed value. The assessed value is determined by the City's Real Property Assessment Division and may differ from the market value or your purchase price.

Current Tax Rates for Ho'opili Homes

Honolulu County uses different tax rates depending on how the property is classified. The classifications that apply to most Ho'opili homeowners include:

  • Residential (owner-occupied): $3.50 per $1,000 of assessed value
  • Residential A (non-owner-occupied, assessed under $1M): $4.50 per $1,000
  • Residential A (non-owner-occupied, assessed $1M+): $10.50 per $1,000
  • Commercial: $12.40 per $1,000

Ho'opili homes range from townhomes in the mid $600s to single-family homes over $1 million. Most owner-occupied homeowners will fall under the residential owner-occupied classification at $3.50 per $1,000.

Homeowner Exemption

If you live in your Ho'opili home as your primary residence, you can apply for the homeowner exemption. This reduces your assessed value by $100,000 (or $140,000 if you're 65 or older), which directly lowers your tax bill.

For example, if your Ho'opili home is assessed at $800,000 and you qualify for the standard homeowner exemption:

  • Assessed value: $800,000
  • Minus exemption: -$100,000
  • Taxable value: $700,000
  • Annual tax: $700 x $3.50 = $2,450 per year

Without the exemption, the same home would be taxed at $800 x $3.50 = $2,800 per year. That's a savings of $350 annually just for filing the exemption.

How to Apply for the Homeowner Exemption

You must file your homeowner exemption claim with the City and County of Honolulu's Real Property Assessment Division by September 30 for the following tax year. You can file online at the Honolulu Real Property Tax website or in person at their office.

To qualify, you must:

  • Own and occupy the property as your primary residence
  • Have a valid Hawaii driver's license or state ID reflecting the property address
  • File by the September 30 deadline

What New Ho'opili Homeowners Should Know

Ho'opili is one of the newest master-planned communities on Oahu, developed by D.R. Horton. As a newer community, assessed values may closely reflect your purchase price. Keep in mind that assessed values are updated annually, so your property taxes may change over time.

If you're buying new construction in Ho'opili, be aware that the assessed value during the first year may be based on land value only, with the full assessed value (including the structure) reflected in the following tax year.

HOA Fees at Ho'opili

In addition to property taxes, Ho'opili homeowners pay HOA fees to the community association. These fees cover maintenance of common areas, parks, landscaping, community amenities, and reserve funds. HOA fees vary by village and home type within Ho'opili. When budgeting for homeownership costs, be sure to factor in both property taxes and monthly HOA fees.

Tips to Minimize Your Property Tax Bill

  • File for the homeowner exemption. This is the single most important step to reduce your property taxes on Oahu.
  • Review your assessment annually. Assessment notices are mailed in March. If you believe your property is over-assessed, you can file an appeal with the Board of Review by the deadline listed on your notice.
  • Understand your property classification. Make sure your home is classified correctly. If you live in the property as your primary residence, confirm it's in the owner-occupied residential category.
  • Budget for both installments. Property taxes are due twice per year. Many mortgage lenders include property taxes in your monthly escrow payment, but if not, plan ahead for the August and February due dates.
